32 St Georges Terrace – ACP Cladding Remediation

This occupied 16-storey office building in the Perth CBD, Golden Square, was clad primarily in non-compliant aluminium composite panel [ACP] material. A thorough building audit and risk assessment arrived at a full removal and replacement strategy to eliminate any ACP risk from the building.
Due to the building being a live office environment, in a CBD location and heavily visited by members of the public, health and safety were critical whilst maintaining access and egress to the building at all times. NS Group was required to closely coordinate staging of the works and communication with building tenants and management to minimise disruption and maximise efficiency.
Through proactive identification and resolution of latent conditions encountered in the existing cladding system construction, we minimised time and cost impacts, and met tight programme requirements to accommodate incoming tenants.
Our Role /
NS Group provided full project management and superintendency services for the project – including managing the engagement of, and input from, the Fire Engineer, Façade Engineer and Quantity Surveyor to successfully define and deliver the project scope.
Our Project Manager role included preparing the tender package and procuring the contractor.
Our subsequent Superintendent role demanded a high attention to detail and proactive engagement with the client, contractor and building management to ensure a successful outcome.
