Student Accommodation – ACP Cladding Remediation

The multi-storey apartment building’s façade was predominately constructed of a non-compliant aluminium composite panel [ACP] which needed replacement.
For this project, the façade sub-structure and waterproofing system were redesigned to best suit the new cladding material, associated wind pressures and existing building defects.
Through areas of preliminary investigation and during the works itself, numerous existing building defects were also identified and required rectification.
Given the nature of ACP projects, specific consideration was also given to insurer requirements and reputational impacts.
The outcome of this cladding remediation project was an improvement of the overall building asset.
Our Role /
NS Group provided project management and superintendent services to this blue-chip client to help underpin the success of the project.
Our role extended to scoping, design coordination, approval navigation, tendering, stakeholder management and management of the physical works.
The building maintained a high level of occupancy during the works, requiring well-considered tenant management and staging of the works.
NS Group also assisted the client and its legal representation in pursuing recovery of the associated costs.
